About the Role

The Community Manager leads all on‑site operations of a housing community under the guidance of a Regional Manager. Responsibilities span personnel management, leasing, maintenance, financial oversight, administration and risk mitigation, ensuring compliance with Asset Living policies, fair‑housing guidelines and safety standards. As the primary on‑site leader, the manager monitors staff performance, resident satisfaction and property appearance while responding to emergencies. • Recruit, hire, train, coach, schedule and evaluate on‑site staff, addressing performance issues in line with company benchmarks. • Develop and manage annual operating budgets, monitor rent collection, vendor invoicing, and implement cost‑control measures to maximize net operating income. • Create yearly marketing plans, conduct resident showings, process lease documentation, and execute resident retention programs such as events and newsletters. • Respond to resident complaints and service requests promptly, ensuring high satisfaction and timely resolution of maintenance issues. • Lead the property’s emergency response team, coordinating actions during emergencies to minimize liability and property damage. • Oversee maintenance operations, conduct regular property inspections, manage work orders, and coordinate vendor contracts to maintain property condition. • Ensure compliance with Asset Living policies, Fair Housing regulations, and OSHA safety standards across all operations. • Generate accurate and timely administrative and leasing reports for ownership and corporate review. • Utilize on‑site software and basic computer tools to manage daily operational tasks. • Maintain reliable transportation to fulfill on‑call emergency responsibilities.

What You Bring

Candidates must have at least a high school diploma, with a bachelor’s degree or four years of housing‑industry experience preferred; relevant certifications such as Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) are advantageous. The role requires proficiency with on‑site software and basic computer skills, as well as a solid understanding of Fair Housing laws and OSHA requirements. Strong communication, leadership and problem‑solving abilities are essential for coaching staff and handling resident issues.
