About the Role
The Maintenance Supervisor oversees all maintenance operations for a community, working closely with the Community Manager to manage staff and vendors, handle service requests, implement preventative maintenance, ensure safety compliance, and maintain high resident satisfaction. • Manage all maintenance activities, including service requests, preventative tasks, and emergency response. • Schedule and coordinate work orders to ensure timely completion for residents and management. • Conduct daily inspections of grounds and buildings to identify and remediate hazards. • Oversee inventory, order supplies within budget, and maintain an organized, OSHA‑compliant shop. • Maintain accurate records of service requests, EPA/OSHA compliance, and unit make‑ready status. • Supervise, train, and evaluate maintenance staff, providing coaching and performance feedback. • Deliver excellent customer service and ensure consistent communication with residents. • Enforce community policies and support the Community Manager in policy implementation. • Obtain vendor bids, manage contracts, and control repair costs.

What You Bring
Required qualifications include a high school diploma or equivalent, EPA and CPO certifications (HVAC preferred), basic computer skills, and knowledge of Fair Housing and OSHA regulations. The role demands physical ability to lift and move objects over 100 lb, work in confined spaces, and be available for overtime, weekends, and on‑call emergencies; reliable transportation is essential. • Hold EPA and CPO certifications (HVAC desired) and possess basic computer and Fair Housing knowledge.
